When a house needs rewiring rather than repairing

Three findings move a house from repair to rewire, and any one of them is usually enough.

Rubber-insulated cable. Common in Nairobi houses built before the 1980s. The rubber goes brittle inside the conduit and cracks off the conductor when disturbed, which means every future repair damages the installation further.

A rewireable fuse board. No RCD, no earth fault protection worth the name, and fuse wire that has usually been replaced with something heavier than it should be at least once.

No effective earth. Either no earth electrode at all, or one that has corroded away. Everything else in the installation depends on it.

How we stage it

A full rewire in an occupied house is disruptive and we plan around that. Wet areas and the kitchen first, then circuits room by room, with the house never fully without power overnight. Chases are cut, cables run in conduit, and every circuit is tested and recorded before the walls close.

What you get at the end

A new consumer unit with RCD protection and correctly rated MCBs, a labelled circuit schedule inside the board cover, an earth electrode with a measured resistance, and a written test certificate with the readings on it.

That certificate matters more than people expect. It is what an insurer asks for after a fire, and it is what a buyer’s surveyor asks for at sale.

Partial rewiring

Not every house needs everything done. Where the main circuits are sound and only the kitchen has been extended past what it can carry, we will say so and quote the part that needs it. We would rather do half a job honestly than a full one unnecessarily.
