What is different about plumbing in Westlands
- Westlands towers off Rhapta Road take three-phase supply into a common riser, so losing one phase browns out a single stack of flats while the rest of the block stays lit.
- Most blocks along Woodvale Grove keep a standby generator in the basement, and it is the transfer contactor that fails rather than the engine itself.
- Landlord intake rooms in the older Westlands buildings near Sarit Centre were never upgraded for the load that air conditioning has since added.
Electrical work in Westlands
Westlands is high-rise, high-density and almost entirely three-phase. Very little of the work here is a domestic repair: it is riser faults, intake rooms, standby generators and the awkward boundary between a tenant’s consumer unit and the building’s distribution.
Lost phases
The single most common Westlands callout is a partial outage. Some circuits live, some dead, no obvious tripped breaker. On a three-phase riser that pattern means a phase has been lost upstream, and the priority is not restoring convenience. It is switching off every three-phase motor in the building before it burns out.
Lifts, pumps and air conditioning plant are the casualties. A motor running on two phases draws heavily on the remaining two and overheats fast.
Generators that have never been tested
Nearly every block here has a standby set in the basement. Very few have load-tested the transfer in years. The engine usually starts fine; the contactor that should shift the building onto it is what has quietly failed.
We test the transfer under load rather than just watching the generator run, because those are completely different tests and only one of them tells you anything useful.
Intake rooms carrying loads nobody planned
The older buildings near Sarit Centre were designed before air conditioning was standard. Every unit that has since added a split system draws through an intake designed for a much lighter load. Thermal checks at the board find hot terminations long before they become an incident, and on a building of this age they are worth doing annually.
